Socius Projects were employed to develop this property to a CAT A stage for the Client direct contractor to fit out.

THE BRIEF
To strip out existing bar and prepare the site ready for the Client direct contractors to begin fitting out. Also to work alongside the Design team to create a concept so we could understand what needed to come out and what was to remain.

THE CHALLENGE
The unit was in really bad shape so a lot of opening up was required which resulted in some structural works being carried out to make it safe. The Client needed a cellar and new AC which the unit didn't lend itself to for condenser pipework routes.

THE SOLUTION
We engaged one of our HVAC contractors and cellar services contacts to advise on the solutions to allow us to install these elements, and one of our 3rd party structural consultants to dsurvey and propose a design which worked to enable the Client to move onto the fit out phase.

THE RESULT
With minimum impact on the programme the space was ready for the Client to engage their contractors as we also developed the concept and sourced materials while the enabling works were being completed.
