WHAT WE DO

Socius Projects was established in 2014 to help clients navigate a construction project from the initial budget and design phases through to delivery.

We strongly believe that collaboration is key to the success of any Project. Along with our core Project Management and Quantity Surveying services, we have a strong practical background in construction, so we understand the challenges that every level has from the Client and design team to the Principal Contractor and trades on the ground.

Using this knowledge and experience we feel we are able to effectively lead the overall team, with a strong teamwork ethos, to producing the best result for each party to create the desired overall product. Although we are established within the leisure and hospitality sectors, we aim to further expand our current experience to office, retail and new build in order to satisfy the needs of our increasingly diverse Client base.

PROJECT MANAGEMENT SERVICES

  • Co-ordinate design and construction teams.
  • Manage selection and approval of contractors.
  • Communication link for all parties including Client nominated suppliers and contractors.
  • Lead pre, and post construction meetings, minute and co-ordinate actions required from all parties.
  • Lead live project meetings, minute and co-ordinate actions required from all parties.
  • Report project process, issues arising, variations to Client.
  • Monitor snagging process and co-ordinate lists and drive completion until snags completed to a satisfactory conclusion. 
  • Chair defects inspections, record, circulate and ensure defects completed correctly.

QUANTITY SURVEYING SERVICES

  • Prepare detailed, high level cost estimate for Client approval.
  • Discuss proposals with Client and agree budget.
  • Monitor design team meetings to ensure any proposals will not affect the cost estimate.
  • Discuss drawings, details, schedules, programme and budget adjustment (where applicable) with the Client and design team prior to tender.
  • Prepare, issue and manage tender documentation, contract preliminaries, schedule of works and specifications.
  • Manage tender process with selected contractors, or negotiate with a single contractor.
  • Upon receipt of tenders, report findings to the Client and advise on selection. Often involves an interview meeting with the best two before final decision is made.
  • Prepare and issue contract documentation.
  • Assist the Client with obtaining, analysing and issuing orders with direct suppliers and contractors.
  • Issue periodic cost reports and final report upon completion.
  • Agree interim, and final accounts.

ACQUISITION SUPPORT SERVICES

  • Obtain Client brief to include ideal location, size and budget.
  • Liaise with our agents to give them accurate guidelines for them to begin their search.
  • Analyse recommendations to ensure operational requirements are achievable and produce shortlist of properties to view with the Client.
  • Arrange surveys as required and give guidance on their findings.
  • Complete Heads of Terms, liaise with client Solicitors and see through to completion, all whilst tracking costs and looking for opportunities to benefit the Client.
